My Second Real Estate Investing Deal, A True No Money Down Deal

My second deal was a sandwich lease option deal and a true nothing down, no credit needed, real estate deal. I rented the house from the seller with an option to buy, and rented the house to my buyer at a higher rent and a higher price to buy.

You may remember that I did an all cash deal for my first deal. It took several months before I entered my next deal. While I did speak to several sellers and received many leads I was short on cash to do my next deal. I have been self employed most of my life and haven’t had good credit for quite some time. I have paid my bills on time for several years but haven’t done well at obtaining the types of credit that strengthen ones credit scores. I had planned on borrowing out the cash I put into my first deal but was never satisfied with what loans I could receive against it and never did put a mortgage on that property.

About three months after the first deal this second deal of mine came about as a referral from a mortgage broker who had contacted me about selling his own property. This referral was a client of his who had to move from Memphis to Minneapolis due to a job transfer. The home was beautiful and required no work. The only money I spent on the house was to have the leaves bagged as it has a half acre lot with mature trees and a beautiful pie shaped lot with 80% of the yard being fenced in the back. The home is 4 to 5 bedrooms with 3 and a half baths with a very nice open floor plan and good solid construction. The area the property is in was being over built by new builders and used homes simply are not selling. The average selling price in our county is around $175k and this home had been on the market for $225k and not selling. Without all the overbuilding in the area it might be worth $245k or more.

When the seller contacted me they let me know they owed $215k and had an $1850 payment including taxes and insurance. All they wanted was to cover the note. I had taken Wendy Patton’s course on lease options and I knew that was a strategy I wanted to use. I agreed to cover the note once I had a suitable tenant/buyer and collected funds. I ran my first ads for the property in November which isn’t a great rental month. At first I tried to ask for a $6k option fee and $2195 per month rent. Had it been Feb or Mar I may have gotten it. I had little inquiry about the property. I had a yard sign with flyers and pictures online and ran ads in the local paper. Typically I got a call or two a week and had someone look at the property every couple of weeks. I had someone fill out the paperwork and seemed ready to pay their money twice and they couldn’t come up with the money and move in. Finally after almost 3 months I had a doctor and a nurse take the property with a $3000 non-refundable option fee and $1950 per month with a $100 credit for each month of on time rent. The agreed upon sales price was $249k which is the best part of the deal for me with a 24 month term on the lease. We did build in for the rent to go up to $2050 after 12 months. This tenant pays the rent on time almost every month and I think in the end they will likely buy the property. Most of the $3k option fee was eaten up with about $1500 in newspaper ads for the house. I make a $100 profit on the monthly rent. While I did spend about $1600 out of pocket I did get the $3000 up front. This is a very thin deal but if the current tenant doesn’t exercise the option I think I will be able to go up to $260k on the next tenant and get a bit more rent and option fee.

What you can learn from this deal: 1. I agreed to pay too much rent on this property. $1850 was too much and should have been more like $1600 per month so I could have made better cash flow. I think if I had held out another month I could have gotten more up front and a little more rent. A good rent guideline is to not pay the seller more than .6 times my selling price which would have been $1500 in this case. 2. We filed a memorandum of option on the property title. This shows the world that we have an interest in the property and it cannot be sold or refinanced without our approval. 3. This sandwich lease option only works if the seller has good credit and should continue to do so. 4. This property was really too expensive for a lease option and is much better in my market on a property that would sell between $100k and $200k. 5. It is hard to find sellers who will agree to this but there are lots of them out there, you just have to keep asking sellers to agree to this kind of deal. 6. Lease options are great for selling as you get tax benefits, and multiple paydays.

Stewing Around Stuart Florida

Stuart, Florida is a compact but beautiful little town on the Treasure Coast that sits on a peninsula jutting out into the St. Lucie River. Stuart has a prodigious amount of shoreline for its small size, and offers a wide variety of activities for the pleasure-seeker. Additionally, it is only five miles away from the treasure coast, as well as all its deep-sea fishing opportunities and sunken Spanish treasure ships. Naturally, there is also hiking, swimming, kayaking, and beachcombing - in short, everything you could do at a beach. The best part about Stuart, however, is its historic downtown district.

The downtown district of Stuart has pretty much all you can hope for. There are plenty of small shops and restaurants. As a matter of fact, there are over 80 restaurants, art galleries, antique shops, gift shops, and clothing stores. On top of the more traditional establishments, you will also find the B&B Thrift Shop, which is the oldest on the treasure coast, and has a bit of a street-bazaar feel to it. For the history (and exercise) conscious, there is a small self-guided walking tour - pamphlets are available at many locations throughout the town. In addition to the consumer-oriented attractions, you will find places of historical interest, like the old county courthouse, which has been converted into “The Cultural Court House Center,” and now shows art exhibits. Other attractions include the newly restored Lyric Center, which offers free musical performances. Historic Downtown Stuart is without a doubt the most quaint neighborhood on the Treasure Coast.

Naturally, no trip to a quaint historic downtown district (be it in Stuart or anywhere else) is as good as it can possibly be unless you take the trip in a luxury vehicle from Millenium Limo. After all, what is the point of going to Stuart if not to relax? And everyone knows the best way to relax: in a limousine. Wherever your plans might take you, look to Millenium for your transportation needs.

A healthy dog is easy to recognize - lively eyes, energetic, and with a shiny, bright coat. As a dog owner, you should understand the importance of how to get your dog healthy and how to keep him in that condition.

Let’s begin with the most basic ingredient - food. All animals need water and food to exist. From a human perspective, we realize balanced food intake is the only way to get a quality diet and to stay on top of our game. Dogs too require the same consideration or they face malnutrition. To ensure our much-loved pooches get proper nutrition, they need a diet rich in minerals, vitamins and doggy nutrients. This is very simple for us to do since the majority of today’s brand-name dog food is complete. A dog food’s price does make a difference, as the cheaper brands tend to be less nutritious and contain too much cornmeal.

Just like us humans, dogs can overeat and become overweight. In the wild, this problem never happens since an out-of-shape animal can’t fend for itself and doesn’t stick around very long. The only time an obese animal is found is when it’s domesticated. Although some kind-hearted pet owners think they’re making their pet happy if little Tito is eating lots and lots, these owners are actually shortening their pet’s lives and putting them at risk for respiratory problems, arthritic pain, diabetes and heart disease. These obese pets also are more likely to pass away if they need to be put under anesthesia for surgery. (Unfortunately, this is also true for obese people.) Thus, feeding your dog the correct food in the correct amount is ultimately the most important way to show how much you care for your pet.

The condition of a dog’s fur, skin and stools need to be addressed. Dogs can get ill from tics and fleas. Flea collars aren’t always good at keeping away these pests. Instead, use a good powder or spray. Make sure to use these correctly according to the instructions. If a flea problem does arise, it’s vital that you attend to it right away. First, clean the spots that the dog regularly lies around. Every time that you vacuum these areas, immediately empty the vacuum bags. Also, wash the dog’s bed every time he lies in it. These steps will prevent further outbreaks from the fleas and their eggs nested in your home’s carpet and fabrics.

Ticks like to jump aboard your dog while you walk him in the country. After every walk in the woods, check your dog’s coat. Also, inspect your dog’s stool for visible signs of worms like roundworm, whipworm, tapeworm and hookworm that attack a dog’s intestinal tract. It’s still important to stick to a worming schedule since not all worms can be seen by the naked eye.

These practices are easy ways to make sure your dog is healthy. You can also do other measures to increase your pet’s health such as regularly visiting your veterinarian and giving your pet vaccinations on schedule. In this caring manner, you’re helping your dog live a long, healthy and comfortable life.

Peter replied Yes I think it is, as we speak I think its been buoyant now for 8 or 9 years.

Is it slowing down? This we keep saying it’s going to but every year it keeps going up. If you can imagine a very tall glass filled with water on one side of the table and a very short glass filled with water on the other side of the table. The small glass for the amount of property that there is in the world and tall glass for the amount of money chasing it. At the moment there is probably 10x as more water or money as there is to property to buy. So there’s a massive over supply of money to property at the moment so that’s what has been driving it and will continue to drive it, its completely globalised now.

This is great news for any prospective commercial property investor be they novice, intermediate or advanced investors in residential or commerical property investing in the UK.

To emphasise the benefits of investing in the UK Commercial property market right now, Stuart Law, founder of Assetz Finance, mentions his experiences in UK commercial property investing and why he thinks now is the time to invest in the market. Stuart say Commercial property could also be new built student halls which are carved up into individual student apartments.
